How I work

What working with me actually looks like.


Most first-time buyers come to me feeling overwhelmed. They've been reading things online, hearing advice from friends and family, and aren't sure where to start. My job is to simplify it and give you a clear plan. Here's exactly how it goes.

STEP 01

The first call

The first conversation usually takes about 10 to 15 minutes. No paperwork, no commitment. I want to understand a few things before anything else.

What I'll ask
  • What's your target monthly payment?We compare what you're paying in rent today against what owning would actually cost.
  • How much have you saved for a down payment?Depending on the program, the minimum can be as low as 3 percent of the purchase price.
  • What's your income and employment situation?In most cases we need a two-year employment history.
  • Any credit concerns?If so, I offer a free credit analysis to find specific ways to improve your score.
  • Do you already have a realtor?If not, I can introduce you to local agents I trust. You interview them and choose.

By the end of that call, I can usually tell you which loan programs fit, what your monthly payment range looks like, and what comes next. I encourage questions. You should understand the process before you make any decisions.

STEP 02

Getting pre-approved

After our call, I send you a secure application link and a short list of documents. Most buyers can get everything to me within a day.

What I'll need
  • Recent pay stubs
  • Last two years of W-2s
  • Last two months of bank statements
  • Driver's license

Once I have your documents, I review everything personally and issue a pre-approval as quickly as possible, often the same day or within 24 hours. The goal is to make sure you're shopping in a comfortable price range with no surprises later.

STEP 03

House hunting

Once you're pre-approved, you can start shopping with confidence. I stay available through this whole stage.

If you're looking at a property and want to know what the payment would be, I'll calculate it for you. When you're ready to make an offer, I'll provide an updated pre-approval letter tailored to that specific property if you need it.

STEP 04

Under contract

Once your offer is accepted, the mortgage process moves into full gear. A few things happen at the same time.

What gets ordered
  • AppraisalConfirms the home is worth what you're paying for it.
  • Title workConfirms there are no ownership issues or unpaid liens on the property.
  • Homeowners insuranceProtects the home and is required before closing.

At the same time, underwriting reviews the loan file. If anything else is needed, I tell you immediately and explain exactly what's being requested and why. The job here is to keep everything moving so nothing turns into a last-minute surprise.

STEP 05

Final approval and closing

Once underwriting signs off and all conditions are satisfied, we issue the Clear to Close. Before closing day, we review the details together.

What surprises first-time buyers most.

    It's more paperwork than people expect.

    Buying a home is paperwork-driven. Knowing that going in takes most of the stress out of it.


  • 02

    The monthly payment is more than principal and interest.

    Property taxes, homeowners insurance, and sometimes HOA fees are all part of the payment. We account for that from the start.


  • 03

    You don't need 20 percent down.

    Most buyers are relieved to learn this. Depending on the program, the down payment can be far lower.

You'll have my direct phone number. I'm available by phone, text, and email, and I give you updates through the whole process so you're never wondering what's happening with your loan.

If there's a question or an issue, I'd rather talk it through right away than let you sit and worry about it. The whole point is to make the process understandable and predictable. No surprises.
